Long Realty Chief Believes Golf Course Homes, Tucson Real Estate Market More Drought-Resistant Print E-mail

Prices have also held much firmer for golf course homes than other higher-end properties, according to Koberlein, with less than a 10% rollback in prices from the highs of 2005 for homes near golf courses, while there’s been up to a 36% price reduction in other homes in the $500,000-plus category. That’s great news, long-term, for those considering moving near one of the spectacular courses in the Tucson-Green Valley area.

The good news, short-term, for those considering a move to this slightly-lower-profile golf mecca (Tucson’s population just surpassed the 1-million mark, but really still considers itself a “big, small town”) is that there are far more homes to look at all over southern Arizona now, on and off golf courses, than in the speculative period just past. But Koberlein also believes that’s all the more reason why folks considering a move need a realtor with the resources of a company like Long Realty more than ever.

“In 2005, we were looking at what we consider a 60-day inventory of homes,” says Koberlein. “In the internet era, when up to 80% of people now begin their home search on the Web, there were only 50-100 homes available in their primary preference then, and by the time they made a couple of other cuts, they were down to only 5-6 homes to sort through. But with more than three times that many homes on the market at any one time now, it can be overwhelming to the consumer, especially if they live outside the Tucson area, to really know how to find the best place to satisfy their priorities.
